UP-98-3 OF SPENKER RANCH, INC. (C/O NICK SIKEOTIS) (APN: <br /> 013-050-17) (1973 W TURNER ROAD, LODI) <br /> The applicant is proposing a Revision of Approved Actions to an existing winery that <br /> originally obtained approval for Use Permit Application No. UP-98-3 in May of 1998. The <br /> revision would permit the winery to conduct up to twelve (12) marketing events and two <br /> (2) special events annually. The winery currently produces approximately 9,480 gallons <br /> of wine, or approximately 4,000 cases (2.37 gallons=1 case) of wine. The wineryis <br /> classified as a Small Winery based on the amount of wine produced (Development Title <br /> Section 9-115.590[b]). <br /> The project site is located on the north side of Turner Road, 1,300 feet west of Davis <br /> Road, Lodi. The 81.85 acre project parcel has a General Plan designation of A/G <br /> (General Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). The <br /> adjacent properties also have a General Plan designation of A/G and are zoned AG-40. <br /> Parcels that are also owned by Spenker Ranch, Inc. surround the project site. <br /> Marketing Events <br /> The marketing events are proposed to consist of wine tasting, live music, art shows and <br /> eating food. "Shakespeare in the Grove" and "Music in the Grove" are two of the specific <br /> marketing events planned at the winery. The applicants have indicated that they expect <br /> an average of 150-250 visitors to attend each event. The majority of the marketing <br /> events would take place in the oak grove located in the northeast section of the parcel <br /> and will take place once a month for six (6) months. Kitchen facilities are not proposed <br /> because the caterer who provides the food is responsible for the equipment. <br /> Special Events <br /> The proposed special events are to be held twice a year. The applicants have indicated <br /> at least one of the special events will be a fundraiser for The Lodi House (women and <br /> children's center) specifically entitled "Harvest in the Grove." The second special event <br /> has not been decided as of this time. These events will usually consist of wine tasting, <br /> live music, food, silent auctions and raffles. Again, kitchen facilities are not proposed <br /> because the caterers who provide the food also provide the equipment. The applicants <br />
