DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabriel Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a 42- <br /> foot-wide right-of-way from the centerline of Turner Road and Davis Road to the property line <br /> across the parcel's frontage. A$280.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed and a legal description of the parcel to <br /> be offered for dedication. The fee due will be based on the current fee schedule. (Development <br /> Title Section 9-1150.5) <br /> d. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $164.60 per additional <br /> daily trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News Record. <br /> A credit may be allowed if it can be verified that the existing development on this site was in <br /> operation on or after April 23, 1990. (Resolution 00-433) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Signs advertising the winery shall be removed from the County right-of-way. <br /> g. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met all solid waste requirements for development projects. The Final Site Plan is required upon <br /> submittal of verification. <br /> 3. ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Johnny Yoakum, 468-3147) <br /> a. The Environmental Health Department requires a soil suitability/nitrate loading study, <br /> incorporating winery waste, number of proposed employees, and customer use, which indicates <br /> that the area is suitable for septic tank usage. This must be performed prior to issuance of <br /> building permits and/or final occupancy approval (Development Title Section 9-1105.2[d]).
