Previously Approved Additional Findings for Sign Modification
6. The proposed signs are consistent with the size of the facility and related structures, the location of the
public access to the development, and other signage in the vicinity.
• This finding can be made because the proposed signs are consistent with the size of the
facility and are necessary for the public to access the development. The winery is located
among 151 acres of vineyards and is difficult for the public to view from Turner Road. The
entrance to the winery is in the center of the parcel between Davis Road and DeVries Road.
The double-faced pole sign proposed at the entrance of the winery will be elevated at a
maximum height of twenty-five(25)feet and will direct the public to the entrance of the
winery from a greater distance than the existing monument sign. The flags are proposed for
the same purpose to identify the location of the winery from a greater distance.
7. The height, size, and number of the proposed signs are the minimum required to identify and direct the
public to the activities, services, and products available on the site.
• This finding can be made because the flag on the corner of Turner Road and Davis Road
would alert the public that the parcel is part of a winery. The fifty(50)square foot,twenty-
five(25)foot tall,double-faced sign will be viewed from both directions on Turner Road. The
flags would be approximately twelve (12)square feet each. Development Title Section 9-
1710.4[h] permits one(1)freestanding sign per street frontage parcel. The winery has two
(2)street frontages,Turner Road and Davis Road.
San Joaquin County PA-02-114\Spenker Ranch
Community Development Page 6
