CONDITIONS OF APPROVAL <br /> PA-1300211 <br /> WILLISNAN RUITEN/SEIBEL <br /> Lot Line Adjustment Application No. PA-1300211 was approved by the Community Development <br /> Department on January 7, 2014, which is the effective date of approval. This approval will expire on <br /> July 9, 2015, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors' Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff. John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application between two parcels as shown <br /> on the site plan dated December 5, 2013. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) PROPERTY LINE SETBACK: (the following requirements shall apply) <br /> i) The proposed new side property line for Parcel One shall meet the side yard setback <br /> requirements for the AG-40 zoning designation (General Agriculture, 40-acre minimum) for <br /> non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated December 12, 2013) <br />
