Il <br /> CONDITIONS OF APPROVAL. <br /> PA-0600045 <br /> Mainland Nursery <br /> Lot Line Adjustment Application. No. PA-0660045 was approved by the San Joaquin County <br /> Community Development Department on April 18,2006,which is the effective date of approval. <br /> roval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on October '18, 2007, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyor's Act. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated February 27, 2006. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and.signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> i <br /> c. BUILDING CODE REQUIREMENTS: The following Uniform Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be of 1 hour, fire-resistive construction. <br /> Openings will not be permitted less than 5 feet and protected less than 10 feet. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Contact Staff: Dean Gilman, 468-3000) (See memo dated March <br /> 8, 2006) <br /> NOTE: The 20 foot-wide access easement as shown on the Site Plan for Parcel 2 shall be included in the <br /> legal descriptions as part of the Notice of Lot Line Adjustment. A separate Improvement Plan for a Private <br /> Right of Way and Business License Application shall be required as part of the operation of a Wholesale <br /> Nursery business for Parcel 1 before recordation of the Notice of Lot Line Adjustment, <br /> r <br /> fj <br />
