F.:
Kooyman Property Page 8 of 10
Our Project Number: E07197A
December 7, 2007
F"i X4.0 EVALUATION OF IDENTIFIED CONTAMINATION SOURCES
Agricultural chemical residues may remain on the property. No evidence was found, however,
F,1 to indicate that the chemicals were applied inappropriately.
If water wells are not properly operated and maintained, they can serve as contamination
conduits to groundwater. Septic systems may be used for inappropriate disposal of hazardous
substances. In this case there is no evidence to suggest that wells or septic systems may be
contaminant pathways on the subject property or vicinity.
Pi
X5.0 CONCLUSIONS AND RECOMMENDATIONS
Given the historical uses of agricultural chemicals and .petroleum products on the subject
property, meaningful conclusions regarding the presence or extent of such material cannot be
determined-without soil sampling and analysis. Such sampling and analysis, is especially
f warranted in the conversion of agricultural land into residential use,-however this is not the
t -case_for-this-pr_opQrty.
The.minor oil stained soils around the agricultural well and the tractor should be cleaned uF1
p.
If the existing structures are to be renovated or demolished, a survey to detect lead-based
n paints and asbestos-containing materials should be conducted prior to any such activities.
If the—s to-is—dey-e.l.opedr ar. -staaned_so.il or..__sources of_contamination identified should be
characterized and properly_ disposed in accordance with federal state and local regulations.
F11 /6.0 LIMITATIONS
F_: This report was compiled as a Surface and Subsurface Contamination Report for the subject
property. This report contains information and data provided to NOA by several sources. NOA
in no way warrants the accuracy or completeness of the information provided to this
investigation by those sources.
t It should be noted that when an environmental assessment is completed without sample
collection and quantitative analysis of soil and groundwater beneath the site, as in this study,
no statement of scientific certainty can be made regarding latent subsurface conditions which
may be the result of on-site or off-site sources. The findings and conclusions of this report are
not scientific certainties, but rather, probabilities based on professional judgement concerning
the significance of the data gathered during the course of this investigation. NOA is not able to
represent that the site or adjoining land contains no hazardous waste, oil, underground storage
tanks, or other latent condition beyond that detected or observed by NOA during the Surface
and Subsurface assessment. The possibility always exists for contaminants to migrate through
surface water, air, or groundwater.
I
t
I~?
902 Industrial Way.Lodi,CA 95240.209.367.3701 -Fax 209.369.4229 ©2007 Neil 0.Anderson&Associates Inc,
