(4) Phase III (building permits to be issued within six (6) years from the effective date of <br /> approval): <br /> A. Construction of a 24,000 square foot storage building. <br /> c. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) A minimum of ten (10) parking spaces, in addition to the fifty-seven (57) previously required <br /> parking spaces (UP-97-5 and PA-03000672) are required. At full buildout, 67 parking spaces <br /> are required. Accessible spaces shall be located as close as possible to the primary entrance <br /> (C.C.R.,Title 24). (2.5 spaces are required for every 1,000 feet of building area.) The developer shall provide drainage facilities and meet the requirements of San Joaquin County <br /> Development Standards to prevent the increased runoff release rate of storm water from <br /> discharging onto other properties and to prevent off-site sediment transport. Retention basins <br /> shall be fenced with a six-foot-high chain-link fence or equal when the maximum design depth is <br /> 18 inches orinore. Required retention basin capacity shall be calculated by a registered civil <br /> engineer, licensed contractor, or licensed architect prior to the release of building permits. <br /> (Development Title Section 9-1135) <br /> b. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application.
