(C/O MIKE SMITH ENGINEERING) (APN: 025-120-01) <br /> (ADDRESS: 5852 WEST TURNER ROAD, LODI) <br /> The project is a Use Permit application to expand an existing winery in four phases over <br /> a ten year period (Use Type: Wineries & Wine Cellars-Winery, Large). The winery is <br /> currently used for the crushing of grapes, storage of wine, and treatment and storage of <br /> storm water runoff and processing water from a nearby winery (also owned by <br /> Canandaigua Wine Company, Inc.) located approximately 3,400 feet east of the subject <br /> property. The winery to the east is used strictly for the blending and bottling of wine <br /> (UP-97-1). <br /> Phase I includes a 6,280 square foot addition to the existing storage and maintenance <br /> building. Phase II, to be completed within three years of the effective date of approval, <br /> includes the construction of a 6,400 square foot addition to the existing storage <br /> maintenance building. Phase III, to be completed within six years of the effective date of <br /> approval, includes the construction of a 24,000 square foot storage building. Phase IV, <br /> to be completed within ten years from the effective date of approval, includes the <br /> installation of sixteen new tanks to hold an additional 4,366,000 gallons of wine. <br /> The project site is located on the south side of Turner Road, 3,000 feet east of Thornton <br /> Road, west of Lodi. The parcel has a General Plan designation of A/G (General <br /> Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Background <br /> On September 18, 1997, the Planning Commission approved Use Permit No. UP-97-5 <br /> for a new winery with a 960 square foot office, 6,480 square foot warehouse, 5,940 <br /> square foot canopy, 2,400 square foot storage building, 15,264,000-gallon tank farm, a <br /> truck scale, and twelve presses. An existing industrial waste water processing system <br /> was improved and a wetland area was created on the northern half of the parcel. No <br /> wine tasting facilities were proposed and the facility was not open to the public. <br /> 1 <br />
