CONDITIONS OF APPROVAL <br /> PA-1900131 <br /> VR3 LLC/BAUMBACH & PIAZZA, INC <br /> Lot Line Adjustment Application No. PA-1900131 was approved by the Community Development <br /> Department on July 26, 2019, which is the effective date of approval. This approval will expire on <br /> January 24, 2021,which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Stephanie Stowers, 468-9653) <br /> a. APPROVAL:This approval is for a Lot Line Adjustment application among three parcels as shown on <br /> the site plan dated June 17, 2019. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment" shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community Development <br /> Department. The legal descriptions shall be prepared, stamped and signed by a Registered Civil <br /> Engineer, qualified to practice Land Surveying per Section 8731 of the Land Surveyors' Act, or a <br /> Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line Adjustment. The"Notice of Lot Line <br /> Adjustment" shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> Filing fees are required for this application. (Government Code Section 51257) <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Awni Taha, [209]468-3000, see memo dated July <br /> 25, 2019) <br /> NOTES AND INFORMATION ONLY: <br /> See Environmental Health Department letter dated July 17, 2019. <br /> APN: 015-050-51 is under Williamson Act Contract No. 72-C1-453, and 015-050-55 is under Williamson Act <br /> Contract No. PA-1100192.
