CONDITIONS OF APPROVAL <br /> PA-1200137 <br /> Low TRS <br /> Lot Line Adjustment Application No. PA-1200137 was approved by the Community Development <br /> Department on August 3, 2012 , which is the effective date of approval. This approval will expire on <br /> February 2, 2014, which is 18 months from the effective date of approval, unless a Notice of Lot Line <br /> Adjustment has been recorded and a Record of Survey has been filed, if required by the Land <br /> Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. APPROVAL: This approval is for a Lot Line Adjustment between two parcels, Parcel One to contain <br /> 5,990 square feet and Parcel Two to contain 21,408 square feet as shown on the site plan dated July <br /> 10, 2012. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. PROPERTY LINE STETBACK: The existing single family residence shown on the east property <br /> line for Parcel 1 shall be a minimum of 5 feet from the proposed property line.
