ti <br /> John Funderburg 2 <br /> Community Development Department <br /> PA-1100078 <br /> RECOMMENDATIONS: <br /> I. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. An Irrevocable Offer and Agreement to Dedicate Road to result in a 25-foot wide right-of-way from the <br /> centerline of Ullrey Avenue to the property line shall be required across the frontage of Parcels 1 through 3, <br /> inclusive. The Irrevocable Offer of Dedication shall be made on the Parcel Map. (Development Title <br /> Section 9-1150.5) <br /> 3. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 4. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. <br /> (Subdivision Map Act Section 66411.1) <br /> 5. The frontage improvements for Ullrey Avenue shall be constructed in conformance with the standards for <br /> one-half of a fifty-foot wide right-of-way Local Residential Street with vertical curb, gutter and sidewalk. <br /> The construction of the frontage improvements will be deferred,upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement prior to recording the Parcel Map. (A fee based on the <br /> current fee schedule is required for processing the agreement per Development Title Table 9-240.2 in <br /> addition to the submittal of a copy of the subject property grant deed, legal descriptions of Parcels I through <br /> 3 and an estimate. The estimate and legal descriptions shall be prepared by a registered civil engineer with a <br /> typical 1 section drawingon a form to be supplied by the Department of Public Works and submitted to the <br /> Department of Public Works for approval. As an option,the Department of Public Works will prepare the <br /> drawing with estimate for an additional fee)(Development Title Section 9-1150.2[d][4]) <br /> Informational Notes: <br /> (i.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity(www.swrcb.ca.govlstormwtr/gen_const.html#const_permit). <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9, Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br /> issuance.
