CONDITIONS OF APPROVAL <br /> PA-1400026 <br /> UNDINE FARMS, LLC <br /> One-year Time Extension request for the Lot Line Adjustment application no. PA-1400026 was <br /> approved by the San Joaquin County Community Development Department on October 2, 2015, <br /> which is the effective date of approval. This approval will expire on September 25, 2016, which is 12 <br /> months from the initial effective date of approval, unless a Notice of Lot Line Adjustment has been <br /> recorded and a Record of Survey has been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Corinne King, [209] 953-7509) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to result in three parcels. Parcel One to <br /> contain 72 acres, Parcel Two to contain 377 acres, Parcel Three to contain 54 acres as shown on <br /> the site plan dated February 6, 2014. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act; or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply: <br /> (1) Parcel 2 shall be a minimum lot size of 80 gross acres. (Development Title Section 9-610.2) <br /> d. PLANNING APPLICATION PA-1400025: The "Certificate of Compliance" for application PA- <br /> 1400025 shall be recorded prior to the recordation of the Notice of Lot Line Adjustment for <br /> application PA-1400026. <br /> e. PLANNING APPLICATION PA-1400015: The "Notice of Lot Line Adjustment" for application PA- <br /> 1400015 shall be recorded prior to the recordation of the Notice of Lot Line Adjustment for <br /> application PA-1400026. <br /> 2.
