(1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western <br /> property line from the ultimate right-of-way to the back of the existing residence. <br /> (Development Title Section 1020.5[e]) When the abutting property to the west is zoned <br /> residentially, the applicant shall construct the masonry wall along the remaining portion of the <br /> western property line. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards, or in front of main buildings. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and <br /> III-B of the California Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code and <br /> the appropriate standards and guides adopted in Chapter 35 of the California Building Code and <br /> the California Electrical Code. <br /> (4) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (5) Fire extinguishers shall be installed in accordance with California Fire Code, Standard 10-1 of <br /> Volume 2. <br /> (6) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> property. C.F.C. 105.2.1 <br /> (7) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority.
