(1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9- 1015.51e]) (2) A minimum of 264 spaces shall be provided, including seven (7) accessible spaces, one of which shall be van accessible for Phase 1. A minimum of an additional 660 parking spaces shall be.provided, including thirteen (13) accessible parking spaces, three (3) of which shall be van accessible in Phase II. Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., Title 24). (0.33 spaces are required for every seat.) (Development Title Section 9-1015.3) (3) One bicycle parking rack or storage device is required for every 20 parking spaces. (Development Title Section 9-1015.7) g. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire department access be less than twenty(20) feet wide. (Development Title Section 9-1015.5[h][11) h. LIGHTING: Lighting shall be provided and comply with the following: (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided,.however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) i. LANDSCAPING: Landscaping shall be provided and comply with the following: ; (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Valpico Road and Corral Hollow Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.7) (2) All areasnot used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9- 1020.7)Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the,bevelopment Title. The parking area shall be provided with a minimum of five percent(5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. 185 trees shall be planted, evenly spaced throughout the parking lot. (4) A five foot planting strip is required in the parking lot along the first 660 feet of the western property line. (Development Title Section 9-1020.5[e]) j. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western property, line from the ultimate right-of-way to the back of the existing residence.
