such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width <br /> of Valpico Road and Corral Hollow Road, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9- <br /> 1020.7)Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street frontage. <br /> 185 trees shall be planted, evenly spaced throughout the parking lot. <br /> (4) A five foot planting strip is required in the parking lot along the first 660 feet of the western <br /> property line. (Development Title Section 9-1020.5[e]) <br /> j SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the northern <br /> 270 feet of the western property line. (Development Title Section 1020.5[e]) When the <br /> abutting property to the west is zoned residentially, the applicant shall construct the <br /> masonry wall along the remaining portion of the western property line. <br /> (2) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> Screening shall be six (6) to seven (7) feet in height. Outside storage is not permitted in <br /> front yards, street side yards, or in front of main buildings. (Development Title Section <br /> 1022.4[d][21) <br /> k. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet <br /> from any future right-of-way line, including any corner cut-off (snipe). (Development Title Section <br /> 9-1710.2[g]) <br /> 1. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes <br /> and ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A <br /> and III-B of the California Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Article 10 of the California Fire Code <br /> and the appropriate standards and guides adopted in Chapter 35 of the California Building <br /> Code and the California Electrical Code. <br /> 5 <br />
