Phase A to include the multipurpose building and multipurpose support building. Phase B to include the church and two church support buildings. Phase C to include two school buildings. Phase A will be serviced by a septic system, on-site well, and retention basin. Phases B and C will be required to be served by public services from the City of Tracy. The Property is zoned AU-20 (Agriculture-Urban Reserve) and the General Plan Designation is OS/RC (Open Space Resource Conservation). PROJECT LOCATION: The project site is located at the southwest corner of W. Valpico Road and Corral Hollow Road,west of Tracy(APN/Address: 240-140-24; 12100 W. Valpico Road, Tracy) (Supervisorial District 5) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than June 7, 2006. Comments or recommendations received after that date will not be used in staffs analysis and recommendation for this application. NOTE TO SURROUNDING PROPERTY OWNERS: The Planning Commission will hold a public hearing on this project.You will receive notice of the date, time, and place of the public hearing at a later date.
