(1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 264 spaces shall be provided, including seven (7) accessible spaces, one of <br /> which shall be van accessible for Phase I.A minimum of an additional 660 parking spaces shall <br /> be provided, including thirteen (13) accessible parking spaces, three (3) of which shall be van <br /> accessible in Phase IL Accessible spaces shall be located as close as possible to the primary <br /> entrance (C.C.R., Title 24). (0.33 spaces are required for every seat.) (Development Title <br /> Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> g. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five <br /> (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty(20)feet wide. (Development <br /> Title Section 9-1015.5[h][1]) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Valpico Road and Corral Hollow Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5°10)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. 185 trees shall <br /> be planted, evenly spaced throughout the parking lot. <br /> (4) A five foot planting strip is required in the parking lot along the first 660 feet of the western property <br /> line. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the western <br /> property line from the ultimate right-of-way to the back of the existing residence.
