CONDITIONS OF APPROVAL <br /> MS-95-34 <br /> Farmington Equity Partners No. 1 <br /> Minor Subdivision Application No. MS-95-34 was approved by the San Joaquin County Community <br /> Development Department on August 8, 1995. The effective date of approval is August 18, 1995. This <br /> tentative map approval will expire on August 17, 1998, which is three years from the effective date <br /> of approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Chandler Martin, 468-3190) <br /> a. APPROVAL: This approval is for the tentative map submitted June 22, 1995. Excluded <br /> from that tentative map is Parcel 1 of the Parcel Map recorded in Book 19, Page 185 A, <br /> of Parcel Maps, containing 2.17 acres. The proposed 25-foot-wide access easement for <br /> that parcel shall be shown on the Parcel Map recorded pursuant to this approval. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard <br /> setback line. (Development Title Section 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 acres. (Development Title Section <br /> 9-610.2) <br /> C. TREE PRESERVATION: Future development on the parcels shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance. (Development Title Section <br /> 9-1505) <br /> d.
