Caffese Co-trustee <br /> Minor Subdivision Application No. PA-0600520 was approved by the San Joaquin County <br /> Community Development Department on March 5, 2007. The effective date of approval is March 15, <br /> 2007. This tentative map approval will expire on March 14, 2010, which is three years from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with and (2) a <br /> Parcel Map has been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Mo Hatef, [209]468-8477) <br /> a. CERTIFICATE OF COMPLIANCE: A Certificate of Compliance is required for all parcels. The <br /> property descriptions submitted with the Certificate of Compliance application shall substantially <br /> conform with the approved revised tentative map dated February 26, 2007. A fee is required to <br /> process the Certificate of Compliance Application. (Development Title Section 9-890.4) <br /> b. RIGHT TO FARM: Pursuant to San Joaquin County Code Section 6-9004(b), the following note <br /> shall be recorded as a separate instrument: <br /> (1) All persons purchasing lots within the boundaries of this approved map should be prepared to <br /> accept the inconveniences or discomforts associated with agricultural operations or activities, <br /> such as noise, odors, insects, dust or fumes. San Joaquin County has determined that such <br /> inconveniencies or discomforts shall not be considered to be a nuisance. <br /> c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of 330 feet, measured at the front yard setback line. <br /> (Development Title Table 9-610.4) <br /> (2) All parcels shall have a minimum lot area of 40 gross acres. (Development Title Section 9-610.2) <br /> d. ACCESS: The following access requirements apply and shall be included in the Certificate of <br /> Compliance property description: <br /> (1) The property description for the Certificate of Compliance shall include a minimum 25-foot wide <br /> easement for access from Van Allen Road to Parcels 5,6, and 7. <br /> (2) Prior to any grant of approval for a development project or issuance of a building permit on <br /> Parcels 5, 6, and 7 the easement shall be constructed and maintained to the standards required <br /> by Section 10.207 of the Uniform Fire Code and applicable San Joaquin County Improvement <br /> Standards.
