CONDITIONS OF APPROVAL <br /> MS-93-136 <br /> Ed Thoming <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been flied with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. All parcels shall have a minimum of 20 acres (Development Title Section 9-610.2). Parcel <br /> sizes shall be shown on the Parcel Map. <br /> b. The minimum width for all parcels shall be 200 feet (Development Title Section 9-610.4). <br /> Parcel widths shall be shown on the Parcel Map. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The remainder shall be designated as 'Designated Remainder' on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> C. All easements of record shall be shown on the Parcel Map. (Development Title Section <br /> 9-910.20) <br /> d. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2,515.00 per single-family dwelling unit in the Tracy area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. (Resolutions R-90-304 and R-91-1025) <br /> e. An Irrevocable Offer of Dedication of a 25-foot-wide right-of-way shall be required across <br /> the westerly property line of Parcel 1. (Development Title Section 9-860.4) <br /> f. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of Uniform Fire Code Section 10.207, San Joaquin <br /> County Standards F-1 a, F-1 b, and F-1 c, and the Tracy Rural Fire District prior to issuance <br /> of the occupancy permit. (Development Title Section 9-1145.5) <br /> g. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map.
