INTRODUCTION <br /> Our office has been retained by the John Thoming Trust to <br /> perform a soil suitability study for their property located at the <br /> northwest corner of State Highway 33 and Vernalis Rd (which runs <br /> adjacent to State Highway 132) , Tracy, California. The purpose of <br /> this study is to determine the suitability of the property for <br /> septic tank usage in light of the proposed development. This study <br /> was performed according to the requirements of Section 9-1105 . 2 (d) <br /> of San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG- <br /> 40, for general agricultural use. The subject property consist of <br /> a triangular shaped 105 acre parcel (see the attached parcel map) . <br /> It is proposed to split off 3, 20 . 0 acre parcels (Parcels 1, 2, and <br /> 3) with a designated remainder of 45 . 0 acres. Each of the 20 acre. <br /> parcels will have proposed homesites on them witkh.a,fourth homesite <br /> on the designated remainder. Homesites on the 20 acre parcels will <br /> be along Vernalis Rd and the homesite for the designated remainder <br /> will be along the west side of the parcel. <br /> III . PRESENT AND PAST USE OF THE SITE <br /> There are presently no existing structures on the subject <br /> property. The entire property is currently used as farm land. An <br /> orchard has recently been installed in the northern section with <br /> the remaining land in row crops. The entire property had been <br /> farmed for the last 50+ years, predominately in row crops. <br />
