CONDITIONS OF APPROVAL <br /> RANCHETTES UNLIMITED <br /> MS-91-20 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . A crossing over the Lone Tree Creek shall be constructed and <br /> be acceptable to the Escalon Fire District and shall be <br /> approved by the San Joaquin County Flood Control District, <br /> including the applicable permits. <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. (Record Datum for "Deferred <br /> Frontage Improvement Agreement" and "Irrevocable Offer and <br /> Agreement to Dedicate Road" shall be noted) . <br /> C. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REOUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. Remainder shall be designated as "Designated Remainder" on <br /> the Parcel Map. <br /> f. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $2 , 018 . 00 for each <br /> single family dwelling unit in the Escalon area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> g. Parcels shall be numbered. <br />
