A crossing over the Lone Tree Creek shall be constructed <br /> and be acceptable to the Escalon Fire District, and the <br /> crossing and all applicable permits shall be approved by <br /> the San Joaquin County Flood Control District. <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. Record Datum <br /> for "Deferred Frontage Improvement Agreement" and <br /> "Irrevocable Offer and Agreement to Dedicate Road" shall <br /> be noted. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. <br /> 11 <br /> f. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of the building permit application. The fee is $2 , 018 . 00 <br /> for each single-family dwelling unit in the Escalon area. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. <br /> g.
