PA-0400730 OF DUTRA, JOE &JILL (CO ASPEN <br /> SURVEY COMPANY) (16113 S VICTORY ROAD) (APN: 229-22-28) <br /> The applicant has submitted the above referenced Revisions of Approved Actions <br /> application for an approved Minor Subdivision application. The approved tentative map <br /> would create four 10- acre lots and a designated remainder. The proposed Revision of <br /> Approved Actions application is to: (1) revise Public Works Condition 4 regarding an <br /> Irrevocable Offer and Agreement to dedicate roadway; (2) remove Condition 5 regarding <br /> the construction of Thalheim Colony Tract Road; and (3) revise the tentative map to <br /> eliminate one of the 10-acre lots and increase the designated remainder by 10 acres. <br /> However, the tentative map cannot be modified by a Revision of Approved Actions <br /> application. The Community Development Department accepted the Revision of <br /> Approved Actions application in error. See discussion below. The project site is located <br /> on the west side of Victory Road, 4,000 feet south of Lone Tree Road, east of Escalon. <br /> The parcels have a General Plan Designation of (AIL) Limited Agriculture and are zoned <br /> (AL-10) Limited Agriculture, 10 acre minimum. <br /> The Community Development Department has reviewed the proposed Revisions of <br /> Approved Actions application and offers the following comments: <br /> Tentative Map <br /> A new Minor Subdivision application is required to revise the tentative map. Access <br /> issues will be reviewed by the Public Works Department and the Community <br /> Development Department when a Minor Subdivision application is submitted. If the <br /> applicant wishes to proceed with a Minor Subdivision application, the fee for the <br /> Revision of Approved Actions application will be refunded or credited to the Minor <br /> 1 <br />
