The driveway approach from Thalheim Colony Road at Henry Road shall be improved in <br /> accordance with the requirements of San Joaquin County Standards R-17 prior to issuance of the <br /> occupancy permit. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a <br /> twenty-five (25) foot wide right-of-way from the centerline of Thalheim Colony Road to the <br /> property line across the parcel's frontage. (A $670.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and a legal description <br /> of the parcel to be offered for dedication.) (The fee due will be based on the current fee <br /> schedule.) (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for Thalheim Colony Road shall be constructed in conformance with <br /> the standards for one-half of a fifty(50)-foot right-of-way rural residential road. An asphalt dike <br /> shall be prohibited and the shoulder width shall be 6-feet wide. The construction of the frontage <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to their estimated construction costs prior to approval of the <br /> Improvement Plan. (A $740.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the required frontage <br /> improvements. The estimate shall be prepared by a registered civil,engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing and estimate for an additional fee of$315.00.) (The fee due will be <br /> based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 5. The developer shall prepare and record an agreement for notice to future owners for maintenance <br /> of the private road by the owners. (Civil Code 845(b)) <br /> 6.
