CONDITIONS OF APPROVAL <br /> MS-92-145 <br /> David Simpson <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire two(2) years from the date of approval unless, (1) all Conditions of Approval <br /> have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The parcels shall have a minimum width of 100 feet. (Planning Title Section 9-4010.1(b)) <br /> b. Parcel 1 shall contain a minimum of ten acres. (Planning Title Section 9-4010.2(a)(2)) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $3,002.00 per single-family dwelling unit in the Lodi area. The fee shall be automatically <br /> adjusted July 1 of each year by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. Any driveway that exceeds 150 feet in length from any public roadway shall be improved <br /> in accordance with the requirements of the Uniform Fire Code Section 10.207, San <br /> Joaquin County Standards F-1 a, F-1 b, and F-1 c, and the Mokelumne Fire District prior to <br /> issuance of the building permit. (San Joaquin County Ordinance No. 3622) <br /> d. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> e. Requirements for construction of improvements shall be noticed by a statement on the <br /> Parcel Map. (Subdivision Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of the San Joaquin County <br /> Development Code shall be performed prior to approval of the Parcel Map to indicate that <br /> the area is suitable for septic tank usage.
