VISTA AVE. (APN 175!.040-19 & 19) PA-0500436 (SU) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers the <br /> following comments: <br /> 1. The proposed development lies within the boundary of the South Stockton Community <br /> Facilities District 90-1 (Sewer District) and is not currently annexed. As a condition of <br /> receiving City of Stockton sewer service, the property owner must annex to the District(sign <br /> the CFD 90-1 MOU)and pay the District annexation fee(currently$10,680.70/acre based on <br /> the acreage as determined by the legal parcel size) prior to recordation of the <br /> parcel/subdivision map, or building permit issuance. Please contact Dennis Merkel in <br /> the City of Stockton Permit Center at (209) 937-8546 for further details. <br /> 2. The owner/developer should dedicate and improve Vista Avenue within the limits of the <br /> project as needed to provide for a 50' roadway section (25' half section). Full frontage <br /> improvements including, but not limited to, curb, gutter, sidewalk, driveway installation, <br /> pavement widening and street lighting should be installed on Vista Avenue prior to occupancy <br /> of any buildings/structures on this site. Further, the internal streets within the proposed <br /> subdivision should be a minimum of 50' wide. <br /> 3.
