SOLARI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> The tentative map will expire three years from the date of <br /> approval. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 2 . DEVELOPMENT SERVICES DIVISION: <br /> a. Each parcel shall contain a minimum of 4 , 558 square feet. <br /> (Development Title Section 9-315. 3) <br /> b. East parcel shall have a minimum width of 50 feet. <br /> (Development Title Section 9-315.4�b}) <br /> C. Guarantee for Affordability: <br /> 1. The developer shall execute an Agreement with San <br /> Joaquin County to ensure affordability of one low <br /> income unit and to provide for penalties if the <br /> developer does not provide one low income unit. <br /> (Development Title Section 9-315.7) <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9- <br /> 915.2) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 882 . 00 per single family dwelling unit in the <br /> Stockton area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R--90-304 , R--91-1025) <br /> C.
