t <br /> I REVISED CONDITIONS OF APPROVAL <br /> PA-03-328 <br /> Viss <br /> Lot Line Adjustment Application No. PA-03-328 was approved by the San. Joaquin County <br /> Community Development .Department on September .18, 2003, which is the effective date of <br /> approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on March 19, 2005, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Raymond Hoo, 468-3164) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment to adjust the property lines of two non- <br /> conforming parcels as shown on the Site Plan dated July 2, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contracts and shall <br /> enter into new contracts prior to recording the Notice of Lot Line.Adjustment. Filing fees are required <br /> for this application. (Government Code Section 51257) <br /> 4 <br /> ` NOTE: NON-BUILDABLE PARCEL: Parcel 1 and Parcel 2 are non-buildable until a Private Right- <br /> of-Way application is applied for and granted by the Community Development Department. The <br /> private right-of-way(Improvement Plan)shall be required before any request for a building permit is <br /> granted. (Development Title 9-1150.14[a]) <br /> 2.
