WALKER LANE, STOCKTON) <br /> This project is a Major Subdivision application to subdivide four parcels that total 12.4 acres <br /> into 53 residential lots that range in size from 5,000 square feet to 85,383 square feet. The <br /> General Plan designation is Low Density Residential and the zoning is Low Density <br /> Residential <br /> The project.is located on the northeast corner of Walker Lane and Main Street, east of <br /> Stockton- <br /> The Community Development Department has reviewed the Major Subdivision <br /> application and offers the following,comments: <br /> Noise <br /> Proposed noise sensitive land uses, such as residential uses, that will be impacted by <br /> existing or planned transportation noise sources are required to mitigate the noise levels <br /> from these transportation noise sources so that the resulting noise levels on the <br /> proposed noise sensitive residential'land uses do not exceed sixty-five (65) dBL for <br /> exterior noise and forty-five.(45) dBL for interior noise. <br /> The Noise Contour Map indicates that the southern boundary of the project lies within a <br /> sixty-five decibel (65 dB) noise contour. Therefore, a noise study approved by the <br /> Community Development Departmentis required.•Mitigation measures identified in the <br /> noise study will be incorporated into the Conditions of Approval. The noise study must <br /> be approved before this project can be heard by the Planning Commission. <br /> Council of Governments <br /> The Council of Governments has detb,rmined that this.project is subject to the San <br /> Joaquin County Multi-Species Habitat,Conservation and Open Space Plan (SJMSCP). <br /> The applicant must either participate in the SJMSCP or provide alternative mitigation in <br /> an amount and kind equal to that provided in the SJMSCP or provide alternative <br /> mitigation in an amount and kind equal.to that provided in the-SJMSCP.
