 f
F I
5. Neither the design of the subdivision nor any proposed improvements are likely to cause
substantia I environmental damage or substantially and avoidably injure fish or wildlife or
their habitat.
This Finding can be made because the Initial Study that was prepared for
tins project did not identify any known rare or endangered species or f
habitats or other substantial environmental adverse effects: The.applicant
must either participate in the San Joaquin County Multi-Species-Habitat
Conservation and Open Space Plan (SJMSCP)or provide alternative
mitigation in an amount and kind equal to that provided in the SJMSCP.
. ,
6. The-desigrrof-the-subdivision-or-type-of-improvement=is-roflikely-to cause-to
public health problems.
This Finding can be made because the proposed parcels will be served by
p4blic sewer through the City of Stockton, public water through California
Water, and terminal storm drains through CSA 41.
7. The design of the subdivision or the types of improvements will not conflict with
easements acquired by the public at large for access through or use of property within the
proposed.'subdivision.
' This Finding canVe made because there'are no conflicts with the design of
m the proposed parcels and existing'easements. The interior streets will be
"dudicated to the County on the final map.The portion of right-of.,way of
"Walker Lane+that abuts the project site has been re--aligned with the portion
of.Walker Lane on the south side of Main Street. The stubbed streets align
w;fth the approved roads of the abutting subdivisions.
8. Any land,or improvements to be dedicated to the County or other public agency is
consistent with the General Plan, any applicable Specific Plan and Special Purpose Plan,
and any other applicable plan adopted by the County.
This Finding canbemade because the land to be dedicated to San Joaquin
County for public roadways is consistent with County Standards.-There are
no,applicable Specific Plans, Special Purpose Plans, or any other plans.
9. The desigp of the subdivision provides, to the extent feasible, for future passive or natural
heating qcooling opportunities in the subdivision, as required by Government Code
Section 66473.1
T41is Finding can be made because the lots are large enough so that
II`' individual dwellings can be situated to take advantage of solar orientation.
f
.l
Y
,y
San Joaquin County PA-08001341Stockton Main Venture
Page 5
Community Development
'i.
