CONDITIONS OF APPROVAL <br /> GIANNECCHINI/DILLON & MURPHY <br /> PA-1200092 <br /> Lot Line Adjustment Application No. PA-1200092 was approved by the San Joaquin County <br /> Community Development Department on July 27, 2012, which is the effective date of approval. This <br /> approval will expire on January 26, 2014, which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has been filed, if <br /> required by the Land Surveyor's Act. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment application among three parcels as shown <br /> on the site plan dated June 14, 2012. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c) WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the "Notice of Lot Line Adjustment". The "Notice of Lot <br /> Line Adjustment" shall not be recorded until the Williamson Act Contract application has been <br /> deemed complete. Filing Fees are required for this application. (Government Code Section 51257) <br /> d) LOT SIZE: Parcel 1 shall be one acre in size. (Development Title Section 9-872.2([d]) <br /> 2) DEPARTMENT OF PUBLIC WORKS(see memo dated June 28, 2012) <br />
