BUILDING PERMIT: .Submit an "APPLICATION-GRADING BUILDING PERMIT'. .The Site Pian <br /> required as a partof the grading building permit must show drainage, driveway'access details <br /> (including gates), on-site parking, landscaping,`�signs;'"existing and proposed utility services, and <br /> grading (refer to the "SITE PLAN CHECK LIST' for details). A fee.is required for the Site Plan <br /> review. <br /> b. APPROVED USE: This approval is for a private right-of-way for access to six parcels in the <br /> Thornton Subdivision No. 3 antiquated subdivision, Assessor's Parcel Numbers(A.P.N.) 001-140-67, <br /> 68, 70, 71, 72, 74, 75 as shown on the Revised Site Ilan dated February 17, 2006. A.P.N.'s 001- <br /> 140-69, 73, 76 can only have access off Walnut Grove:Road. <br /> c. STORM DRAINAGE: Any additional storm water drainage created by new improvements shall be <br /> retained on-site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Site Plan. Drainage calculations:prepared by a registered civil engineer or architect shall be <br /> included_ (Development Title Section 9-1135) <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a-building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the iCalifornia Fire <br /> Code and the standards adopted by the San-Joaquin County Fire Chiefs Association. <br /> (2) This planning application will require a fire :access road to be completed before the County <br /> Surveyors office will file the map for record. Please contact Fire Prevention at 209468-3380 to <br /> schedule an inspection of the completed road: <br /> (3) This project shall comply with the San Joaquin County Development Title Section 9-1150.18 <br /> Road Naming Procedures.
