CONDITIONS OF APPROVAL <br /> PA-1600177(LA) <br /> KLEIN TRUST/QUARTAROLI&ASSOCIATES <br /> Lot Line Adjustment Application no. PA-1600177 was approved by the San Joaquin County <br /> Community Development Department on August 24, 2016, which is the effective date of approval. <br /> This approval will expire on February 23, 2018, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed, if required by the Land Surveyors'Act. <br /> Unless otherwise specified, all Ordinance Requirements shall be complied with prior to approval <br /> of a Notice of Lot Line Adjustment. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: Rick Griffin, [209]468-3154) <br /> a. APPROVAL: This approval is for a Lot Line Adjustment between three parcels as shown on the site <br /> plan dated August 18, 2016. <br /> b. NOTICE OF LOT LINE ADJUSTMENT:A"Notice of Lot Line Adjustment'shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyors Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. LOT SIZE: Parcels 1 and 2 shall each contain a minimum of 2.0 acres in size. Parcel 3 shall contain <br /> a minimum of 10.0 acres in size(Development Title Section 9-872.2[e]) <br /> d. WILLIAMSON ACT CONTRACT: The property owner shall rescind the current contract and shall <br /> enter into a new contract prior to recording the Notice of Lot Line Adjustment. The"Notice of Lot Line <br /> Adjustment' shall not be recorded until the Williamson Act Contract has been deemed complete. <br /> Filing fees are required for this application.
