b. Encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> C. The owner shall execute an Irrevocable Offer and Agreement to Dedicate a right-of-way <br /> that conforms to minimum San Joaquin County standards for horizontal curves along <br /> Walnut Grove Road. A$225.00 fee currently is required for processing, per Development <br /> Title Table 9-240.2, in addition to a copy of the Grant Deed, recording fee, and a legal <br /> description of the parcel to be offered for dedication. <br /> d. The frontage improvements for Walnut Grove Road shall be constructed in conformance <br /> with the standards for one-half of an 84-foot-wide right-of-way rural arterial road. The <br /> construction of the frontage improvements will be deferred upon execution by the owner <br /> of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred <br /> Frontage and Roadway Improvement Agreement with a deposit equivalent to the <br /> estimated construction costs prior to approval of the Improvement Plan. A $260.00 fee <br /> currently is required for processing, per Development Title Table 9-240.2, in addition to <br /> a copy of the Grant Deed, recording fee, a legal description of the property, and an <br /> estimate. The estimate and legal description shall be prepared by a Registered Civil <br /> Engineer with a typical section drawing on a form to be supplied by the Department of <br /> Public Works and submitted to Public Works for approval. As an option, Public Works will <br /> prepare the drawing with estimate for a fee of $115.00. (Development Title Section 9- <br /> 1100.3) <br /> e. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to approval of the Improvement Plan. The fee currently is $631.00 per <br /> 1,000 gross square feet of building designated as "Manufacturing' or $164.07 per daily <br /> trip-end generated in the Thornton area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the Engineering <br /> News Record. Credit will be given for the existing building or present use. (Resolutions <br /> R-90-30a. R-91-1025, R-93-167. & R-94-174) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. The existing unpermitted domestic well on the parcel must be destroyed under permit <br /> and inspection by the Environmental Health Division (see UP-78-9). <br /> b. Construct a water well under permit and inspection by the Environmental Health Division <br /> prior to occupancy. Shouid the number of non-resident individuals exceed 24 for at least <br /> 60 days per year, or the number of service connections exceed four, a yearly permit to <br /> operate a public water system under the provisions of the California Code of Regulations, <br /> Title 22. will be required by the Environmental Health Division and San Joaquin County <br /> Development Title Sections 9-1120.2 and 9-1115.9. <br /> C. Repair the existing septic system under a sanitation permit and inspection by the <br /> environmental Health Division (Development Title Sections 9-1110.3 and 9-1110.4).
