'E <br /> Findings <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, <br /> any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other,applicable <br /> plan adopted by the County. <br /> This finding can be made because a truck stop with a mini-mart and fuel sales is <br /> • '�consistent with the C/FS General Plan designation and may be conditionally permitted <br /> with a Use Permit in the C-FS zone. <br /> 2. Adequate utilities,roadway improvements,sanitation,water supply,drainage,and other necessary <br /> facilities have been provided, and the proposed improvements are property related to existing and <br /> proposed roadways. ' <br /> • 3 This finding can be made because the project has frontage and direct access to <br /> Walnut Grove Road, and the site will be served with public water by County Service <br /> i Area 12, by an on-site retention basin for storm drainage (designd to County <br /> standards),and by an on-site septic tank and leach field system that will be upgraded j <br /> In accordance with Environmental Health Division requirements, <br /> 3. The site is physically suitable for the type of development and for the intensity at development. <br /> • This finding can be made because the proposed truck stop facility with the mini-mart, <br /> fuel sales, and tire repair shop has sufficient site area to accommodate the use, <br /> parking, traffic circulation, drainage, and septic system in accordance with County <br /> standards. r <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare <br /> or be injurious to the property or improvements of adjacent properties. <br /> • <br /> This finding can be made because an Initial Study prepared for this project found no <br /> potentially significant environmental impacts. <br /> 5.
