UP-96-7 (REVISED) OF <br /> !!BARNYARD CORPORATION (C/O MIKE SMITH ENGINEERING) <br /> iLOCATED AT THE SOUTHEAST CORNER OF WALNUT GROVE ROAD <br /> .AND INTERSTATE 5 (SUPERVISORIAL DISTRICT 4) <br /> °APN: 401-150-29 <br /> The proposed project is a Use Permit application for a truck stop <br /> complex with a gas station, mini mart (3050 square feet) and tire <br /> shop (4400 square feet) . As originally proposed, the existing <br /> facilities were to be removed. The scope of the project has been <br /> revised to include the remodeling of the existing market, the <br /> installation of a new fuel system (tanks,, dispensers, piping, <br /> monitors and controls) , the addition of new canopies over the <br /> dispensers islands, paving and grading the parking lot and <br /> dispenser areas, and the construction of a new storm water <br /> retention basin. All of. the existing structures will remain, <br /> with no changes in use. The project site is located at the <br /> southeast ;!corner of Walnut Grove Road and Interstate Route 5 on a <br /> approximately 11. 5 net acre site. The property has a General <br /> Plan designation and a zone classification of' Freeway Service <br /> Commercial. Water will be provided at the site, as it is <br /> currently,. by the Thornton Water District. Storm water is <br /> proposed to be on-site and sewage disposal is proposed to be by <br /> the existing sewage disposal system which consist of a septic <br /> tank and leach field system. <br /> Issues to :'be discussed at the Development Committee include: <br /> confirmation that all existing structures will be removed; the <br /> appropriateness of the project being served by a septic system, <br /> as apposed to a package treatment plant; -landscaping and <br /> screening "requirements; design standards for the proposed storm <br /> drainage pond, if terminal drainage is not available; and -if <br /> remodeling the existing building will require elevating the <br /> finished floor to one (1) foot above the 100 year flood <br /> elevation. <br />{ <br />
