All areas not used for buildings, parking, <br /> driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be <br /> landscaped. (Development Title Section 9-1020. 7) <br /> 3. The parking area shall be landscaped as specified <br /> . . _ in Section 9-1020.5 of the Development Title. The <br /> parking area shall be provided with a minimum of <br /> five percent (5%) of Landscaping within the <br /> perimeter of the parking area, not including <br /> landscaping along the street frontage. Three (3) <br /> trees shall be planted and evenly spaced <br /> throughout the parking lot. A five foot planting <br /> strip is required along the easterly property <br /> line. (Development Title Section 9-1020.5) <br /> 4 . A minimum (10) foot wade landscape strip shall be <br /> required along the Interstate Route 5 right-of- <br /> way. (Development Title Section 9-1020.9) <br /> Landscape plans, prepared by a Landscape <br /> Architect, shall be submitted with the Site Plans. <br /> h. ACCESS AND CIRCULATION: The following requirements <br /> apply and shall be shown on the Site Plan: <br /> 1. Driveway width at the ultimate right-of-way shall <br /> be forty (40) feet maximum. The design of the <br /> driveway shall allow trucks to enter and exit the <br /> property without entering into the opposing lane <br /> of traffic. (Development Title Section 9-505.7) <br /> 2 . Isles between truck parking areas shall be a <br /> minimum of fifty-five (55) feet wide. (Development <br /> Title Section 9-1015.6[d] [2] ) <br /> 3 . The south end of the paved area shall be <br /> barricaded to prevent trucks from parking in other <br /> than designated spaces. <br /> i. SIGNS: A maximum of two advertising signs, one of <br /> which shall be a monument sign located on Walnut Grove <br /> Road and the other a pole sign oriented toward <br /> Interstate 5, shall be permitted for the approved use. <br /> (Development Title Section 9-1710.4 (e) Sign details <br /> shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Site Pian. <br /> All portions of any sign shall be set back a minimum of <br /> five (5) feet from any future right-of-way line, <br /> including any corner cut-off (snipe) .
