The driveway approaches, if required, shall be improved in <br /> accordance with the requirements of San Joaquin County <br /> Standards R-13 prior to issuance of the occupancy permit . <br /> (Development Title Section 9-1145 . 5) <br /> 3 . The owner shall execute an Irrevocable Offer and Agreement <br /> to Dedicate Road to result in a twenty-five (25) foot wide <br /> right-of-way from the centerline of Sunset Avenue to the <br /> property line across the parcel ' s frontage plus a 201x20 <br /> corner cut-off (snipe) at the intersection of waterloo Road. <br /> (A $225 . 00 fee currently is required for processing per <br /> Development Title Table 9-240 . 2 in addition to a copy of the <br /> Grant Deed and a legal description of the parcel to be offered <br /> for dedication. ) <br /> (Development Title Section 9-1150 . 5) <br /> 4 . The frontage improvements for Sunset Avenue shall be <br /> constructed in conformance with the standards for one-half of a <br /> 50-foot right-of-way local residential street with vertical <br /> curbs and a handicap ramp at the corner of Waterloo Road. The <br /> construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to <br /> their estimated construction costs prior to approval of the <br /> Improvement Plan. A $260 . 00 fee currently is required for <br /> processing per Development Title Table 9-240 . 2 in addition to a <br /> copy of the Grant Deed and an estimate for the required <br /> frontage improvements . The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Department of Public works and <br /> submitted to the Department of Public Works for approval . As <br /> an option, the Department of Public Works will prepare the <br /> drawing and estimate for an additional fee of $115 . 00 . <br /> (Development Title Section 9-1150 . 2) <br /> 5 .
