i <br /> CONDITIONS OF APPROVAL <br /> 1 SA-98-32 <br /> Hernandez <br /> Site Approval Application No. SA-98-32 was approved by the San Joaquin County Community <br /> Development Department on June 11, 1998. The effective date of approval is June 21, 1998. This <br /> approval will expire on December 21, 1999, which is 18 months from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain.in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as Ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Kai Luoma, 468-9567) <br /> a. BUILDING PERMIT: Submit an"APPLICATIOWCOMMERCIAL BUILDING PERMIT." The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the"SITE PLAN CHECK LIST"for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for used automobile sales and light repairs. <br /> (1) The number of automobiles for sale at any one time shall not exceed fifteen (15). <br /> The number of automobiles undergoing repair shall not exceed five (5) at any one <br /> time. <br /> (2) All automobile repair shall take place inside the existing enclosed building only. <br /> C. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building <br /> permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces,,driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust-free surface. <br /> Bumper guards shall be provided where necessary to ,protect adjacent structures or <br /> properties. (Development.Title Section 9-1015.5[eU <br /> (2) A minimum of four'(4) parking spaces shall be provided, including one (1) van <br /> accessible space. (Development Title Section 9-1015.3) <br /> (3) An additional twenty (20) parking spaces shall be provided. One (1) parking space is <br /> required for each automobile for sale and one (1) for each automobile undergoing <br /> repairs (Development Title.Section 9-1015.3). Details shall be included on the Site <br /> Plan. <br /> (4) Each parking stall shall be an unobstructed rectangle, a minimum nine (9) feet wide <br /> and twenty (20) feet long.
