Surface &Subsurface Contamination Report Page 3 <br /> Sandbu Property <br /> Project No. 522.1 <br /> March 9.2006 <br /> Agricultural chemicals reportedly have not been used since about 1990 when the <br /> trees were removed and the Property was converted to use to produce hay. <br /> Environmental Conditions Impacting Site from Off Site Properties <br /> As a part of this investigation, EDR was contracted to perform a search of State <br /> and Federal electronic environmental databases for an areas around the <br /> Property (see Appendix D). The Property was not identified in the EDR <br /> database report. An adjacent site at 35100 S. Highway 33, Western Farm <br /> Service, was identified as the target of an ongoing remedial investigation of a ; <br /> surface release of fertilizer that has impacted the underlying groundwater. <br /> Another nearby site at 35275 S_ Welty Road is the target of a remedial <br /> investigation of a release of petroleum products and crude oil. <br /> Based on the results of the EDR report, the two sites described above were <br /> further investigated by requesting access to records on file with the San Joaquin <br /> County Environmental Health Department (Section 3.2 &Appendix E). <br /> Based on the information reviewed (Appendix E), Western Farm Service has <br /> released agricultural chemicals that have impacted the shallow groundwater <br /> -- under the southern part of the Property with elevated concentrations of nitrates, <br /> ammonium, and volatile organic compounds derived from pesticides. Based on <br /> lab tests of nearby water production wells, it appears tha only the shallow / <br /> �, r undwater has been impacted and the water supply wells in the area r <br /> uncontaminated_ Public wells in the area produce water from below 150 feet, <br /> which most likely is below the major aquitard in the area (the Corcoran Clay). <br /> It is likely that these deeper aquifers will produce groundwater that meets <br /> established standards for drinking water quality_ <br /> The site across Highway 33 from Western Farm Service (35275 S_ Welty Road) <br /> has reported releases of crude oil a*d diesel fuel. } The crude oil is from a <br /> decommissioned crude oil transmission`pipeline that runs along the UPRR <br /> railroLdoels "n'0�00a-ppear <br /> r . Based on available groundwater sample data (Appendix <br /> E), i the petroleum hydrocarbons have impacted the <br /> groununder the subject Property, but they have been detected under the <br /> western side of the Western Farm.-Service site, only a short distance from the <br /> subject Property_ A ohne station formerly was present at the southeast <br /> corner of Welty Road an=gway 33.
