CONDITIONS OF APPROVAL <br /> SA-89-37 <br /> PAGE FOUR <br /> a. Construct a water well under permit and inspection of the <br /> Environmental Health Division prior to occupancy. Should the <br /> number of non-resident individuals exceed 24 for at least 60 <br /> days per year, or the number of service connections exceed <br /> four, a yearly permit to operate a public water system under <br /> provisions of Title 22, CCR, will be required by the <br /> Environmental Health Division. <br /> b. Construct an individual sewage disposal system under a permit <br /> and inspection by the Environmental Health Division at the <br /> time of development. <br /> C. State on revised plans or improvement plans the maximum number <br /> of employees the sewage disposal system is being designed for <br /> and that the leach field area will be barricaded so it cannot <br /> be driven over, parked on or used as a storage area. This <br /> leach field area must be used for that specific purpose only <br /> and cannot contain any underground utility lines. <br /> d. If hazardous material is stored on site the applicant must <br /> register with County Office of Emergency Services. <br /> e. Submission of four (4) sets of detailed underground storage <br /> tank plans to the Environmental Health Division for review and <br /> approval prior to beginning construction. If the diesel tanks <br /> are to be located underground. <br /> f. Show the future widening of Welty Road on the revised plans or <br /> the Improvement Plans. The septic system must be the required <br /> distance from any road improvements. <br /> 4 . BUILDING DIVISION <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed have been identified as pertinent <br /> to this project. Other ordinance Requirements may also apply. <br /> Ordinance Requirements cannot be modified. <br /> a. The following Uniform Building Code and San Joaquin Ordinance <br /> requirements will be applicable and shall be incorporated on <br /> the construction plans before submittal to the Building <br /> Inspection Division: <br /> 1) Exterior walls less than 30 feet from a property line <br /> shall be of one-hour, fire-resistive construction. This <br /> includes an assumed property lines between the buildings. <br />
