CONDITIONS OF APPROVAL ROBERT L. ROBERTS SA-89-37 Unless otherwise specified, the approved use shall not be established nor building permits issued until the applicant has fulfilled all Conditions of Approval . 1. DEVELOPMENT SERVICES Conditions of Approval : a. All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. A minimum 5-foot wide planting strip is required along Welty Road. The strip shall be continuous except where crossed by driveways . 1. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan or a separate Landscape Plan. Landscape details shall include a key showing the size, type, number, and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown. 2 . Planters which abut parking stalls shall be a minimum of 5-feet-wide. A minimum 18-inch-wide paved strip shall be added to the adjacent parking stall to allow access to and from vehicles . b. All storage materials and related activities shall be enclosed by a solid wall or board fence 8-feet in height. Items stored within 100-feet of Welty Road shall not be stacked higher than 2-feet above the screen. C. All parking spaces, driveways, and maneuvering areas shall be paved and permanently maintained with asphalt or cement. Bumper guards must be provided where necessary to protect adjacent structures or properties. d. Parking lot lighting shall meet the following minimum standards : 1) The equivalent of one-foot candle of illumination shall be provided throughout the parking area. 2) All lighting shall be on a time clock or photo-sensor system. 3) All lighting shall be designed to confine direct rays to the premises, and with no spillover beyond the property.
