CONDITIONS OF APPROVAL <br /> SA-89-37 <br /> PAGE THREE <br /> b. Dedication to result in a 30-foot wide right-of-way from the <br /> centerline of Welty Road to the Property line shall be <br /> required across the frontage of APN 255-260-03 . <br /> c. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> d. Public water and sanitary sewer services shall be required <br /> when available. (The owner will be required to pay his <br /> proportionate share of fees for the services and formation of <br /> County Service Area for their maintenance) . <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time the <br /> building permit application. (The fees currently are <br /> $1 , 987 . 00 per 1, 000 gross square feet of building as "Office" , <br /> $1, 011 . 00 per 1, 000 gross square feet of building as <br /> "Warehouse" , and $796 . 00 per 1, 000 gross square feet of <br /> building as "Manufacturing" in the Tracy area. The fee shall <br /> be automatically adjusted annually by the Engineering News <br /> Record) . <br /> f. The frontage improvement for Welty Road shall be constructed <br /> in conformance with t he standards for one-half of a 60-foot <br /> right-of-way industrial street. The construction of the <br /> frontage improvements will be deferred upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement prior to <br /> approval of the Improvement Plan. (A $250 . 00 fee is required <br /> for processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed and an estimate for the required <br /> frontage improvements. The estimate shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing on a <br /> form to be supplied by the Department of Public Works and <br /> submitted to the Department of Public Works for approval. As <br /> an option the Department of Public works will prepare the <br /> drawing and estimate for an additional fee of $100. 00) . <br /> 3 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed have been identified as pertinent <br /> to this project. Other Ordinance Requirements may also apply. <br /> Ordinance Requirements cannot be modified. <br />
