Roberts APN • 255-260-03 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area . <br /> Welty Road has an existing right-of-way width of 40 feet , and a <br /> planned right-cf-way width of 6C feet . <br /> THE FOLLOWING COMMENTS AND RECOMMENDATIONS ARE FORWARDED FOR YOUR <br /> CONSIDERATION, CONCERNING THE APPROVAL OF THIS APPLICATION. <br /> RECOMMENDATIONS : <br /> Delay action until the Zone Reclassification application ZR-89-2d <br /> approved . <br /> IN THE EVENT THE PROJECT IS APPROVED, THE FOLLOWING CONDITIONS <br /> ARE RECOMMENDED : <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, prepared by a registered Civil <br /> Engineer , showing drainage , driveway access details, on-site <br /> parking , existing and proposed utility services , and grading, <br /> shall be submitted to the Department of Public Works for <br /> approval . Storm drainage shall be retained on-site , <br /> run-off/pond capacity calculations shall be submitted to <br /> Public Works Department for approval . <br /> 2 _ Dedication to result in a 30 foot wide right-of-way from the <br /> centerline of Welty Road to the property line shall be <br /> required across the frontage of APN 255-260-03 . <br /> 3 . Encroachment permit shall be required for work within road <br /> right-of-way . <br />
