ZR-89--24 <br /> Given the presence of residential uses in the area, it is <br /> recommended that the zone be conditioned to require discretionary <br /> review of any development proposed for the project site. <br /> Traffic Circulation: <br /> The project site has frontage along Welty Road, which has an <br /> existing right--of-way width of 40 feet and a planned right-of- <br /> way width of 60 feet. Since traffic from the project site <br /> could have impacts on State Route 33 and State Route 132, it <br /> is recommended that any development of the project site be <br /> restricted to M-2 uses which do not create traffic impacts. <br /> FACILITIES1SERVICES: <br /> Sewage Disposal , Water Supply, and Storm Drainage: <br /> The applicant is proposing that water be provided by a private <br /> well and that sanitary sewage disposal be provided by an <br /> individual septic system on an interim basis. Storm drainage <br /> would be handled by on-site retention basins, also on an <br /> interim basis. As long as public services are not available, <br /> the Planning Title requires discretiona�ry review of any <br /> industrial development of the project si£'e. <br /> ENVIRONMENTAL CONSIDERATIONS: <br /> An Initial Study was prepared for ZR-89-24 in conjunction with SA- <br /> 89-37 . No significant environmental impacts were identified. <br /> Based on the Initial Study, a Negative Declaration has been <br /> prepared for the Commission ' s approval. <br /> -7- <br />
