(1) Fire department access to buildings shall be in accordance with the California Fire Code Key Boxes; A knox box shaft be installed according to fire department instructions. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. (Resolution 00-433) c. The Regional Traffic Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application. The fee currently is $1,310.00 per 1,000 gross square feet of building designated as Office/Service. The fee is based on the current schedule. (Resolution R-06-38) d. A copy of the Final Site Plan shall be submitted prior to the release of building permits e. Discharges whose projects disturb one or more acres of soil or whose projects disturb less than one acre but are part of a larger common plan of development that it total disturbs one or more acres are required to obtain coverage under the General Permit for Discharges of Storm Water Associated With Construction Activity f. The applicanUdeveloper shall pay the fair share cost for the installation of a traffic signal at the intersection of West Lane and Ham Lane prior to the release of building permits. The project proponent's fair share amounts to $42,648.00. g. Environmental Health requires a soil suitability study incorporating proposed staff and customer use to indicate that the area is suitable for septic system usage. This must be performed prior to recordation of the Parcel Map (Development Title Section 9-1105.2[d)). A review fee of$190 00 must be paid at the time submittal to Environmentai Health b. The sewage disposal system shall comply with the on-site sewage standards of San Joaquin County prior to approval. A percolation test that meets absorption rates of the manual of septic tank practice or the EPA Design Manual for on-site waste water treatment and disposal systems is required for each parcel. A permit fee of $95.00 per percolation hole is required (1) NOTE: This project was incorporated in a previously submitted Soil Suitability StudylNitrate Loading Study approved by Environmental Health. c.
