(1) Fire department access to buildings shall be in accordance with the California Fire Code Key <br /> Boxes; A knox box shaft be installed according to fire department instructions. <br /> (2) Fire extinguishers shall be installed in accordance with the California Fire Code. <br /> 2. DEPARTMENT OF PUBLIC WORKS (Staff Contact: Michael Callahan, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$1,291.00 per 1,000 gross <br /> square feet of building designated as Service Commercial in the Lodi area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. (Resolution 00-433) <br /> c. The Regional Traffic Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is $1,310.00 per 1,000 gross <br /> square feet of building designated as Office/Service. The fee is based on the current schedule. <br /> (Resolution R-06-38) <br /> d. A copy of the Final Site Plan shall be submitted prior to the release of building permits <br /> e. Discharges whose projects disturb one or more acres of soil or whose projects disturb less than <br /> one acre but are part of a larger common plan of development that it total disturbs one or more <br /> acres are required to obtain coverage under the General Permit for Discharges of Storm Water <br /> Associated With Construction Activity <br /> f. The applicanUdeveloper shall pay the fair share cost for the installation of a traffic signal at the <br /> intersection of West Lane and Ham Lane prior to the release of building permits. The project <br /> proponent's fair share amounts to $42,648.00. <br /> g. The deceleration lane of the northern driveway shall be lengthened northward for a total of 260 <br /> feet, or the northern driveway shall be designated as an "Exit Only" driveway, prior to issuance of <br /> building permits. <br /> 3 ENVIRONMENTAL HEALTH DEPARTMENT (Staff Contact: Michael Escotto, 468-3443) <br /> a. Environmental Health requires a soil suitability study incorporating proposed staff and customer <br /> use to indicate that the area is suitable for septic system usage. This must be performed prior to <br /> recordation of the Parcel Map (Development Title Section 9-1105.2[d)). A review fee of$190 00 <br /> must be paid at the time submittal to Environmentai Health <br /> b. The sewage disposal system shall comply with the on-site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice or the EPA Design Manual for on-site waste water treatment and disposal systems <br /> is required for each parcel. A permit fee of $95.00 per percolation hole is required <br /> (1) NOTE: This project was incorporated in a previously submitted Soil Suitability StudylNitrate <br /> Loading Study approved by Environmental Health. <br /> c.
