-3- <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. (Development Title Section 9-1020.) <br /> (4) Storage areas for trash, shall be screened so as not to be visible from adjacent <br /> properties and public rights-of-way. Screening shall be six (6) to seven (7) feet <br /> in height. Outside storage is not permitted in front yards, street side yards, or in <br /> front of main buildings. (Development Title Section 1022.4[d][2]) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles or sixteen (16) feet for one-way aisles. (Development Title <br /> Section 9-1015.5(h)[1]) <br /> i. SIGNS: All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development <br /> Title Section 9-1710.2[g]) All signs shall conform to the standards for signs in <br /> agricultural zones. (Development Title Section 9-1710A[h]) <br /> j. SETBACKS: All structures shall conform to the following setback requirements: <br /> (1) All structures shall be set back a minimum of thirty (30) feet from the front <br /> property line; ten (10) feet from the side property lines; and thirty (30) feet from <br /> the rear property line. (Development Title table 9-610.2) <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> 1. An encroachment permit shall be required for work within road right-of- <br /> way. (Development Title Section 9-1145.4 and 9-1145.5) <br /> 2. The driveway approaches shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of <br /> the occupancy permit. (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate <br /> Road to result in a fifty (50) foot wide right-of-way for future frontage road <br /> from the right-of-way line of West Lane across the parcel's frontage. (A <br /> $225.00 fee currently is required for processing per Development Title <br /> Table 9-240.2 in addition to a copy of the Grant Deed.) (Development <br /> Title Section 9-1150.5 and Specific Plan for West Lane) <br />
