RECEIVED
JUL 0 2 1999
Lommulury UdVOUPIDerl,Uept.
June 29, 1999
San Joaquin County Community Development Department
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
Dear Development Services :
We are writing this letter in response to your
•notification to us of a proposed development of a regional
church facility on West Lane ( application number : UP-99-14)
We would like to suggest that the following points be
considered .
1 ) TRAFFIC - Access to the facility would have to be
from the south-bound lanes of West Lane . Traffic coming
from Stockton would be making U-turns at Ham and West Lanes ,
an already unsafe intersection; unsafe because of fast moving
traffic and, in winter, extremely dense fog in this area . The
alternative would be to approach West Lane using Lower
Sacramento Road and Mettler Road; greatly increasing traffic
on a basically residential road .
2 ) AGRICULTURAL AREA - The proposed facility is next to
an agricultural area where crop growth includes ground and
aerial spraying; not a good place for a school.
3 ) ZONING - It is our understanding that current zoning
precludes more than one single-family dwelling on 20 acres
or less unless previously sub-divided . This project calls
for two homes (parsonages) . Does current zoning allow for
multiple use of property in this area? If this project were
okayed, would we be free to propose any type of use and
dense development of our land??
4) RESIDENTIAL AREA - The land proposed for this
church-school-athletic facility-housing development is in
the middle of established residences . There are homes
immediately to the south, east , and north of the property in
question. The lights , noise, and traffic would
significantly affect the lives of the homeowners of the
area .
