PA-0400268 OF INDER SINGH, ETAL <br /> (C/O R.S. BAGHA) (APN: 058-110-40) (ADDRESS: 12098 N WEST <br /> LANE, LODI) <br /> The project is a Use Permit application for a new church with a maximum seating <br /> capacity of 249 persons (Use Type: Religious Assembly-Neighborhood). The church will <br /> be constructed in three (3) phases over a seven (7) year period. Phase I includes the <br /> construction of a 6,000 square foot prayer hall. Phase II includes the conversion of the <br /> 6,000 square foot prayer hall into a dining hall and kitchen, and the construction of a new <br /> 12,000 square foot prayer hall. Phase III includes the construction of a 6,000 square <br /> foot library and office. The site currently has an existing single family residence, <br /> detached garage and shed which will remain in use. <br /> The 8.6 acre parcel is located on the northeast corner of Armstrong Road and West <br /> Lane, south of Lodi. The parcel has a General Plan designation of A/G (General <br /> Agriculture) and is zoned AG-40 (General Agriculture-40 acre minimum). <br /> Existing Structure(s) <br /> The Site Plan shows an existing shed located in the proposed parking lot. Records <br /> indicate that this shed was previously used for a pumpkin patch operation. The <br /> applicant needs to clarify whether the shed will remain in use as proposed on the site <br /> plan, or will be removed. If the applicant chooses to continue using the shed, the <br /> parking lot will need to be redesigned around the shed. If the applicant chooses to <br /> remove it, a demolition permit will be required to remove the structure prior to final <br /> occupancy <br /> Parking & Surfacing <br /> Development Title Section 9-1015.3 (Table 9-1015.3(b)) states that the Religious <br /> Assembly-Neighborhood use type requires 0.33 parking spaces per seat.
